CONSIDERATIONS
1)
Fire ratings to comply with New York State Building
code can not be determined until the use of each space is established
2)
The existing paint in the building most likely contains lead,
due to the age of the building. There should be a test to determine
its existence, and if needed, mitigation measures should be
undertaken to comply with N.Y.S. Building Code.
3)
The existing sanitary system consisting of a septic tank, and
a leaching field, will most likely provide problems in the near
future. The condition of the system is unknown at this time.
There is also the consideration that the existing system does
not comply with present Suffolk County Department of Health
Services standards, and will have to be removed to comply. A
new system consisting of pre-cast Septic Tanks, and Leaching
Pools will have to be installed to comply with present standards.
The number and size of this system can not be determined until
a use for the spaces is decided.
4)
Telephone, and computer network system, are not included in
the cost provided.
5)
It was assumed that there are to be no toilet rooms on the second
floor and in the drill area.
